What's Billed Separately

  • In-house maintenance: $50/hr—often less than what you'd pay a local vendor.
  • Outside vendor work: Billed at cost plus a 10% coordination fee that helps fund our in-house maintenance team and ensures quick, reliable service.
  • Professional photography: Included with 12-month commitment; covered by the upfront deposit for month-to-month clients.

$5K Income Guarantee

If we don't meet or exceed the projected income for your property in the first year, we'll credit you the difference—up to $5,000. See §12 of our Management Agreement for full details.

Common Questions

Are there any setup fees?

Two separate costs: (1) a $500 onboarding fee for setting up your property—this isn't billed upfront but is offset from your first booking earnings, so you never pay it out of pocket; and (2) an upfront deposit ($950 standard, or just $100 with our 12-month option) that covers out-of-pocket setup expenses like professional photography and smart lock installation.

What's the contract length?

Month-to-month with 90-day written notice. The notice period allows us to honor existing guest reservations and ensure a smooth transition. We also offer a 1-year option where we cover certain upfront costs like professional photography and smart locks.

Are cleaning fees separate?

Cleaning fees are passed through to guests and are not deducted from your revenue. Our in-house cleaning team handles turnover cleaning after every guest stay.

How do I get paid?

Payouts are initiated weekly after deducting our management fee and any property expenses—you'll see every transaction in your owner portal. We pay faster than most managers who pay monthly.
